Paragon Park

Earthworks & Bund Construction

Delivery of earthworks and construction of a 9.5m-high acoustic bund to facilitate the residential development.

Contaminated Land Remediation

Treatment of hydrocarbon-contaminated soils, asbestos-impacted materials and contaminated perched water across the site

Ground Improvement

Treatment of Japanese Knotweed using Dunton’s EradZion8™ methodology, including installation of permanent root barriers.

Project Overview

Dunton was appointed by Persimmon Homes to deliver the remediation, earthworks and bund construction works at Paragon Park in Coventry. The site, earmarked for a major residential development comprising apartments and family homes, presented significant environmental and geotechnical challenges due to its industrial history.

Having previously operated as a scrap metal works, industrial park, infilled quarry and brickworks, the site contained hydrocarbon-contaminated soils, asbestos-containing materials, underground structures, contaminated perched water and Japanese Knotweed.

The Problem

Paragon Park was a challenging brownfield redevelopment site with a long industrial history that had left extensive contamination and numerous environmental constraints. Historic site operations resulted in hydrocarbon contamination, asbestos-containing materials, underground structures and contaminated groundwater that required specialist management before development could begin.

Challenges Faced

  • Former scrap metal works, industrial park, quarry and brickworks site.
  • Requirement to import significant volumes of soil to achieve final development levels.
  • Presence of mature Japanese Knotweed across the site.
  • Contaminated perched water affected by LNAPLs.
  • Six underground storage tanks requiring decommissioning.
  • Asbestos-containing materials within made ground.
  • Hydrocarbon-contaminated soils requiring remediation.

The Solution

Dunton implemented a comprehensive remediation and earthworks strategy incorporating soil treatment, groundwater management, invasive species control and large-scale earthworks. Specialist remediation techniques, including Bio-Accelerator™ and EradZion8™, were used to address contamination and invasive vegetation while enabling the site’s redevelopment.

Techniques Used

  • Site strip and hardstanding breakout.
  • Construction of a 9.5m-high acoustic bund.
  • Cluster Project and Soil Treatment Facility operation.
  • Importation of 127,000m³ of soils.
  • Japanese Knotweed treatment and root barrier installation.
  • Treatment of contaminated perched water.
  • Treatment of hydrocarbon-contaminated soils using Bio-Accelerator™.
  • Underground storage tank decommissioning.
  • Removal of asbestos-containing materials and underground structures.

The Result

Dunton transformed a heavily contaminated brownfield site into a development-ready platform for a major residential scheme. Through the successful remediation of contaminated soils, management of environmental risks and delivery of large-scale earthworks, the project enabled the creation of new homes in a strategically important location close to Coventry city centre.

Key Results

  • 150,000m² site remediated and prepared for development.
  • Site enabled for major residential development by Persimmon Homes
  • 9.5m-high acoustic bund constructed.
  • 127,000m³ of soils imported to achieve final site levels.
  • Six underground storage tanks safely decommissioned.
  • Japanese Knotweed eradicated and contained.
  • Hydrocarbon-contaminated soils successfully treated on site.
