Elmbridge

Land Remediation & Enabling Works
Comprehensive enabling works and remediation of a former landfill site to prepare land for redevelopment.

Historic Landfill Excavation
Excavation, segregation and stockpiling of 75,613m³ of historic landfill material across six construction areas.

Ground Improvement
Ground improvement works delivered to create a stable, build-ready platform for the new sports hub development.
Project Overview
Dunton was appointed by Willmott Dixon to deliver the remediation of a former landfill site in Elmbridge, Surrey, paving the way for the development of a new sports hub. The works included enabling works, land remediation and ground improvement to transform previously unsuitable land into a viable construction platform.
The project involved the excavation and management of over 75,000m³ of historic landfill material across six construction areas. Through a value engineering approach, Dunton provided a solution that generated client savings in excess of £2 million while successfully preparing the site for redevelopment.

The Problem
The Elmbridge site was a former landfill requiring remediation before redevelopment could begin. Historic landfill materials presented geotechnical and environmental challenges, creating concerns around ground stability, contamination and suitability for construction.
Challenges Faced
- Former landfill containing mixed and variable materials.
- Significant volumes of contaminated material requiring careful management.
- Ground instability and settlement risks across the development area.
- Maintaining programme delivery while undertaking extensive remediation works.
- Coordinating excavation and stockpiling operations across six construction zones.
The Solution
Dunton developed and delivered a comprehensive remediation strategy combining enabling works, landfill excavation and ground improvement. More than 75,000m³ of historic landfill material was excavated and managed across six construction areas, allowing the site to be safely remediated and prepared for future development.
Techniques Used
- Enabling works to facilitate the redevelopment programme.
- Value engineering approach designed to maximise client savings and project efficiency.
- Material stockpiling and coordination across six construction areas.
- Ground improvement works to create stable development platforms.
- Excavation and management of 75,613m³ of landfill material.
- Land remediation of historic landfill deposits.
The Result
Through careful planning and delivery, Dunton successfully transformed a former landfill into a development-ready site for a new sports hub. The remediation strategy enabled construction to progress while delivering significant commercial and environmental benefits for the client.
