White City Phase 3

Ground Stabilisation

In-situ stabilisation of the upper 300mm of soils to achieve 15% CBR for pile mat construction.

Earthworks & Site Preparation

Site strip, hardstanding breakout, superstructure removal and bulk cut and fill operations.

Pile Mat Construction

Geo-grid installation, imported 6F2 placement and pile mat construction to support future development works.

Project Overview

Dunton was appointed by St. James to undertake ground stabilisation and earthworks for Phase 3 of the White City redevelopment in London. The project formed part of a major mixed-use regeneration scheme that will deliver approximately 1,800 homes alongside commercial and leisure facilities including a cinema, gym and café.

The works included site clearance, hardstanding breakout, demolition of superstructures, bulk earthworks, ground stabilisation and pile mat construction. Due to the site’s location within a highly constrained urban environment, careful planning and close stakeholder coordination were required throughout the project.

The Problem

The site presented a number of logistical and engineering challenges due to its proximity to key transport infrastructure and the requirements associated with a large-scale city-centre development. Ground conditions required improvement to support future piling operations, whilst operational constraints demanded detailed planning to avoid disruption to surrounding infrastructure.

Challenges Faced

  • Site located adjacent to infrastructure owned by Network Rail, Transport for London and London Underground.
  • Large-scale redevelopment programme requiring robust earthworks and ground preparation solutions..
  • Reported medium risk of unexploded ordnance (UXO) across the site.
  • Temporary sheet piling required to facilitate access to proposed basement areas.
  • Pile mat design, methodology and piling equipment specifications required review and approval.
  • Detailed coordination required with multiple stakeholders prior to commencement of works.

The Solution

Dunton established dedicated soil treatment zones to facilitate screening, processing and removal of asbestos-containing materials. The programme combined remediation, enabling works and environmental management measures to safely prepare the site for redevelopment while protecting surrounding environmental receptors

Techniques Used

  • Site strip and hardstanding breakout.
  • Removal of existing superstructures.
  • Bulk cut and fill earthworks.
  • Off-site material removal and disposal.
  • D-Found soil stabilisation of the upper 300mm of soils.
  • Stabilisation to achieve 15% CBR for pile mat construction.
  • Supply and installation of geo-grid reinforcement.
  • Importation of 6F2 material and pile mat construction.
  • Piling attendance and support services.

The Result

Dunton successfully delivered the earthworks and ground stabilisation package, creating a development-ready platform for the next phase of one of London’s largest regeneration schemes. Through effective stakeholder management and technical ground improvement works, the project progressed safely within a highly constrained urban environment.

Key Results

  • £868,000 earthworks and stabilisation package delivered.
  • Project completed within a 24-week programme.
  • Support provided for a development comprising approximately 1,800 homes and associated amenities.
  • Temporary works delivered to facilitate basement construction activities.
  • Infrastructure constraints managed through stakeholder coordination.
  • Geo-grid reinforced pile mat successfully constructed.
  • Development platform prepared for a major mixed-use regeneration scheme.
  • Ground stabilised to achieve 15% CBR for pile mat construction.
